Rules and Regulations

PETS:

Any and all pets should be appropriately leashed or under the voice control of the owner at all times when outside.  Please remember that the Metro Leash Law applies to Oakwood.

Also, remember that Oakwood is a community with homeowners living closely to each other.  All residents are urged to be conscious of this closeness and to be considerate of other residents living nearby when walking your pet.  Please do not walk your pet on your neighbor's property.  Being considerate of others will make you a great neighbor and homeowner.

POOL:

REFER TO SEPARATE POOL RULES.

PLAYGROUND

Children do not have to be physically attended by their parents, but should have their parent's consent to be in the area.  While the Homeowners' Association assumes no responsibility for the safety of children using the playground, we strongly recommend that they have adult supervision at all times.

PARKING/VEHICLES

Article 7, Use Restrictions, #7.03 states:  "Any automobile, motorcycle or truck shall be parked, stored or left wholly within the garage located up on the lot, except to the extent a garage is already occupied to capacity, in which case such vehicle may be parked temporarily in the driveway."

This article also states that no boat, trailer, recreational vehicle, camper, camper truck or commercial vehicle shall be parked, stored or left on any part of the common area, in any driveway or on any other part of a lot unless it is fully enclosed within the garage located on the Lot or kept behind the front line of the house on the lot and behind a fence no less than 6 ft. in height which fully hides it from public view.

No boat, truck, trailer, camper, recreational vehicle or tent shall be used as a living or dwelling area within the project.

No repairs to or maintenance of any automobile or other vehicle shall be made or performed on any driveway or in any garage within the project, except in the case of emergency and except as may be permitted by the Rules and Regulations.

Vehicles should not be parked on the grass and/or the street.  Vehicles parked on the street are also a safety hazard.

Wrecked or inoperative vehicles may be parked in the homeowner's driveway, provided that the vehicle is covered with a car cover.  A regular tarp or other type covering will not be allowed.  Car covers may be purchased at any Automotive Supply Store.  This rule applies to vehicles that have been wrecked, have flat tires, are never moved/driven, etc.

SIGNS

Signs are prohibited on any lot or in any dwelling so as to be visible from outside the lot.  Exception:  One (1) For Sale/For Rent sign may be placed by the owner on his lot in such a manner that it will be visible from outside the lot.  For Sale/For Rent signs should be of customary and reasonable dimensions.

For Sale/For Rent signs may not be placed on the common property, such as the entrace(s) to Oakwood.  For Sale/Rent signs, not to exceed 18” x 30” in size may be displayed on the lot of the homeowner.  Exception:  One (1) Open House sign may be displayed at the entrance and on the lot of the homeowner from Wednesday before the event until the close of the event on Sunday.   

FENCES

No owner shall construct, install, erect or maintain any fence, wall, hedge or other obstruction between the street and the front building line of each residence.

Please refer to the Architectural Guidelines concerning construction of fences, decks and storage buildings.

NOTE:  All additions or alterations must be approved by the Architectural Committee PRIOR to the work being done.

TRASH/RECYCLE CONTAINERS

All trash should be kept in sanitary containers located in an appropriate area screened and concealed from view.

Trash Cans and Recycle Containers are to be concealed from public view at all times except on the day of pick-up.  Containers should be put away immediately after pick-up.

PAYMENT OF QUARTERLY FEES

The Board of Directors established a policy for the payment of maintenance fees.  Fees are due quarterly.  You will be billed by Ghertner & Company approximately 15 days before the fee is due.  Fees not paid by the 15th of the month will incur a $20.00 late charge.  Homeowners who fail to pay in a timely manner will receive a late notices.  If the owner is two (2) months in arrears, a lien letter is sent.  If no response is received, the Association's attorney is requested to file a lien against the unit and obtain a personal judgment against the homeowner.

The continuation of services at Oakwood is dependent on the income received from maintenance fees.  Non-payment of the fee adversely affects everyone.

GENERAL

1.     No items shall be displayed or hung outside the unit, i.e., laundry, clothing, etc.

2.     Garage doors should remain closed when not in use.  Owners who rent are required to inform their tenants of their legal obligation to abide by the Covenants, By-Laws and Rules of the Association.

3.     Vegetable gardens should be located at the rear of the home and not visible from the street.

4.     Each owner shall maintain his lot in good condition at all times.  Grass, hedges, shrubs, vines and mass plantings of any type on any lot or any portion of the lot shall be kept trimmed and shall at regular intervals be mowed, trimmed and cut so as to appear neat and attractive.  Any vegetation grown on the lot must be at the rear of the home and not visible from the public street.

PATRIOTIC LIGHTS – Lights celebrating patriotism may be displayed up to five (5) days before and up to five (5) days after the following nationally recognized patriotic holidays:  Independence Day (July 4th) Flag Day, President’s Day, Labor Day and Memorial. Owners and residents of Oakwood are expressly prohibited from displaying such lights at any other time.

 

SATELLITE DISHES -  satellite dishes should be placed behind the home out of public view.  If signal reception mandates that the satellite dish be placed in public view, the dish should be placed at the closest point to the principal structure (where an adequate signal can be received).  The dish should be hidden as much as possible by flowering plants or foliage.

THE DOCUMENTS OF OAKWOOD SPECIFY THAT

ALL HOMES ARE TO BE SINGLE FAMILY DWELLINGS ONLY!

These rules and regulations are listed for your convenience. All other rules, restrictions, guidelines, etc., as set forth in the Oakwood Declaration of Covenants and By-Laws shall apply to all owners.
